If you have gotten 45 or more, than the only other thing I can think of is the safe houses. Have you purchased all 7 safe houses? You must have purchased all the businesses and all the safe houses before you can get 100%.

I just did a google search and could not find an X-port save with 100%. Either start a new game, use one of the the X-port saves and finish it, or buy a gameshark. I just looked on Ebay an there are many on there. You can probably get it for under $20--possibly for $10.

You should have a total of 15, excluding the Ocean View Hotel, which you start off with, and the Vercetti Estate.

From what I can work out, you don't have Links View Apartment, which is next to Mercedes' apartment.

My bad (I confused the two)--- current prices for a "SHARK PORT" are about the same on EBAY $10-20 but there is less of them there so the chance of getting it at the low end is less--I'd plan on spending at leat $20

LIke previously posted, I would verify your houses on the first Island. There are three located north of the Malibu:

1. Just north of Mercedes house (your nextdoor neighbor)
2. A few blocks north of this toward the middle block,
3. Across street from the mall.

South of the Malibu there are two:
1. Across street from Lawyer.
2. Down the street from pole position.

Sorry I found out that the Sharkport/X-port is not compatible with Vice City. Maybe you can use gameshark codes. There are plenty of them on the web. I think there is a 100% code somewhere. Just look using Google or Yahoo!.
